Jacobs Commercial Manager in Los Angeles, California
Jacobs is seeking a Commercial Manager for our Design-Build group to oversee large scale Water and Wastewater projects. This is an amazing opportunity to work closely with internal staff as well as external clients. This position can be located in Los Angeles, CA or Tempe, AZ.
In this role, you will:
• Participate with the sales team in determining and establishing the commercial terms of the project. Actively engage with the sales team in negotiating the terms and conditions of Subcontractor Teaming Agreements and Prime Agreements with the Owners.
• Develop and implement procedures for contract management and administration in compliance with company policy.
• Assist in drafting of subcontracts for construction, design and engineering services. Administer current prime contract and flow downs to subcontractors, task orders and modifications.
• Administer on-going subcontracts, including compliance with the subcontract documents to ensure that the requirements of the subcontracts are implemented and maintained. Administer and oversee subcontract performance by monitoring compliance documents, schedules, HSE and other subcontract deliverables.
• Prepare Prime Agreement Change Orders and assists the Project Manager in negotiations.
• Review all contract documents to minimize conflicts and ambiguities.
• Administer the project risk register.
• Prepare and Maintain the Project Change Order Log
• Conduct contract awareness and change order training for key project staff.
• Prepare correspondence and maintains records necessary to ensure the effective administration of all contractual matters.
• Facilitate the preparation of contract changes and administration, review and settlement of contract change negotiations and participation in the development of affirmative claims and support to the project and the legal department on defense of claims.
• Assist the Project Manager and the Procurement Manager in subcontract and supplier close-out procedures to ensure that all deliverables of subcontracts have been complied with prior to final payment to subcontractor.
• Ensure all warranties, bonds, insurances, guarantees, etc. are in place and maintained and updated in accordance with the contract and follow the client’s requirements.
• Assist Project Controls in respect of contractual implications of change orders.
• Monitor schedule for submission of deliverables and other contractual notices and certifications.
• Assist AP with resolving Invoice and payment application issues with owner, subcontractors and suppliers.
• Expedite equipment and material supplier executive leadership to ensure Purchase Order delivery dates are met.
• Monitor local, state, and federal regulations.
• Prepare monthly reports.
Qualified applicants with criminal histories will be considered for employment
• A degree in Law, Engineering, Construction Management, Quantity Surveying or Cost Engineering or equivalent experience.
• Proven proactive contractual management: understanding what is coming from the client and able to deliver down to subcontractors and suppliers.
• Demonstrated experience in contracts with a major engineering firm, subcontractor, or law firm in the areas of engineering and construction contracts.
• Excellent instincts and commercial awareness coupled with a strategic mindset.
• Ability to collaborate with and coordinate diverse teams.
• Must be able to operate under a degree of autonomy.
• Must be able to directly negotiate contractual matters with subcontractors, for the project legal counsel final approval.
• Must have a proven track record in the construction industry.
• Must have outstanding communication and interpersonal skills.
• Experience in the administration of construction, commercial and/or governmental contracts is preferred.
